We stayed for 7 days. Everything was wonderful. The property is huge with ample space. The rooms are all comfortable and have recently been remodeled, so good furniture, beds, ac, internet and overall amenities. The pool area is wonderful and spacious. The owners helped us with local suggestions (restaurants, beaches and places to see). They also organized a chef to come to the house one evening and cook for us a local menu. Everything was wonderful. We highly recommend this place and we will be sending people there.

Tenuta dei Fragni is truly beautiful and lives up to the pictures on Airbnb. We stayed as a group of 8 adults and 1 baby, and the layout — with separate units, each with private entrances — offered excellent privacy. . The outdoor seating area was perfect for group lunches and dinners, and the pool area was a good size, well-equipped with loungers, parasols, and tables. There was ample space to lounge throughout the grounds — all of which made the property itself a lovely place to stay. . Unfortunately, despite all these positives, I would *not* recommend this villa due to the extremely poor experience we had with the management company, Barbarhouse. I strongly encourage potential guests to read the many 1-star Google reviews about this company — our experience was very much in line with those, including; hostile hosts, intimidating demands of cash on arrival, aggressive messages post check-out and unfair suspension of 1000 euro deposit due to negligible wear & tear. . Additional issues which could have been overlooked had our experience with Barbarhouse not been quite so unpleasant; -Kitchen: Lack of outdoor-safe drinkware for use around the pool. -Showers: All bathrooms flooded due to short shower curtains, soaking the bath mats daily and creating a slip hazard. Shower curtains were also mouldy. -Rats: Rodents were spotted near the pool on more than one occasion. -Lack of child amenities: No high chair or child-friendly kitchenware provided. The baby-walker provided was mouldy and not fit for purpose. -Air conditioning: The units were underpowered, leading to uncomfortable nights in the July heat. -Pool: The pool was dirty on arrival and was only cleaned the day before our departure and no pool towels provided. . Summary: The villa itself is stunning, but Barbarhouse's unprofessional, unfriendly, and at times hostile management ruined what should have been a relaxing holiday. If you're considering this property, be aware of these serious issues — particularly regarding the unfair deposit handling — and read other Google reviews of the company. Ours is, unfortunately, not an isolated case.
